How much a house wash costs
For a typical 1,500 to 2,500 square foot home, national guides land around $200 to $600. Here's where a Knoxville house falls in that.

Rough tiers
Lower end
One-story ranch, mostly vinyl or brick, light film of pollen and a little green on one wall, easy access all the way around.
Middle
Two-story with growth on the north and shaded sides, some trim and soffit work, ordinary yard access.
Upper end
Large or tall home, walkout basement on a hillside, heavy algae or lichen, stucco or delicate painted siding.
Line by line
A house-wash quote should tell you what's included. Ours separates the base wash from extras so you can choose:
| Line | Included in the base wash? |
|---|---|
| Siding, trim, soffits, fascia | Yes |
| Porch ceilings and columns | Yes, on the same surfaces |
| Window rinse | Yes, rinse only |
| Gutter face brightening | No, add-on |
| Rust or red clay stain treatment on siding | No, add-on |
| Gutter clean-out | No, separate service |
Is it worth doing every year?
For a house in full sun, every two years is often enough. Shaded houses under hardwoods, or ones near a lake like Fort Loudoun or Melton Hill, can need it yearly. The how often to wash guide covers it, and the full service is on house washing.
Ranges are from national 2026 consumer cost guides (HomeAdvisor and others), rounded. They are for planning, not a quote: your price is the one agreed before the work starts.
What people ask about the bill
Does a two-story cost twice as much?
No. It takes more ladder and reach time, so it costs more, but the solution and setup are shared. Expect a step up, not a double.
Can I get just the north side done?
Yes. A single-side wash is priced by that wall, though it's often only a little less than the whole house once setup is counted.
Do you charge extra for brick?
Brick is usually priced like siding. Painted brick needs gentler handling, which can add time.
